Sudhir's rental arrangements with government agencies do not violate any laws, according to experts


Government agencies who rent space from Kampala businessman Sudhir's huge real estate developments are not breaking the law. Ibrahim Ssemuju Nganda, a Kira Municipality Member of Parliament, was cited a few days ago as saying that government ministries should not rent space from businessmen's assets.

However, experts and public commentators say the businessman, who invests millions of dollars in constructing modern office, business, and residential buildings, is not breaking the law by inviting tenancy deals from government agencies. In truth, Mr. Ruparelia's clienteles are mostly from the private sector.

"The government isn’t in the real estate business. Sudhir is. It’s his core business. They’ve done business for ages. What’s the issue?" One public commentator, Allan Kassujja, said. Sudhir, through Meera Investments Ltd. and Crane Management Services Ltd., is one of the region's top real estate developers, with notable projects including Kingdom Kampala, Hardware City, Market Plaza, and Kampala Boulevard Building.

Sudhir's business empire also includes hotels and the hospitality sector, floriculture, education and schools, media, insurance and banking.

The city businessman is currently planning the redevelopment of the former Chieftaincy of Military Intelligence (CMI) headquarters on Yusuf Lule Road in Kampala with a multi-million-dollar massive Business Park that will house office premises, a shopping center, health and leisure amenities, and other amenities.

The Pearl Business Park, according to artistic impressions, is an 18-acre mixed-use site that will eventually house a 5-star hotel, a shopping center, and a modern hospital. The first phase of the project, which will be finished shortly, will cater to office space, while the building will have 16 lettable floors and a total built-up area of 27,240 sq m.
